SeyLand exists to make the Seychelles land record usable. Every figure on the site is built from official government records, cross-linked so a single parcel number resolves to its boundary, zone, planning history and an estimated value.

01 Where the data comes from

The parcel boundaries, survey beacons, buildings, land-use zoning and planning decisions are drawn from the official government land record. We do not alter the geometry. A parcel's boundary on SeyLand is the surveyed boundary, and its area matches the registry to within a rounding margin.

02 How valuations are produced

We estimate land value from comparable sales: the price per square metre of land that has actually changed hands in the same district, adjusted for planning zone and plot size, expressed as a low / most-likely / high range with a confidence grade. Land value is calculated on plot area, never built-up area.

03 What the estimates are not

Be clear
A SeyLand estimate is not a certified valuation. For immovable property tax, a sanction application, a mortgage or a legal dispute, the law requires a valuation by a licensed valuation or quantity surveyor. Our figure is the fast first look. The surveyor's figure is the one that carries.

04 Corrections

Records change. If something on SeyLand is out of date or wrong, tell us and we will check it against the source and fix it. Accuracy is the product.
